Yes, the wedding itself is offered on a dry hire basis. This means all catering and beverages must be arranged externally, including the drinks reception, wedding breakfast, midnight snacks, and all drinks service.As part of this, the marquee supplier will also need to provide a catering tent with cooking facilities, along with guest toilets and generators.Your wedding planner will be responsible for arranging a TENs licence, if required, along with the appropriate insurance for any guests in addition to the 22 house guests

Yes, absolutely, we would be delighted to help you extend your celebrations with a welcome gathering the evening before your wedding and/or a relaxed event the following day.Your principal guest group of up to 22 is included within your stay. Should you wish to expand your gathering, numbers can be increased to a maximum of 50 guests (including house guests) for an additional fee of £2,000 inc. VAT per event.The Terrace can accommodate up to 40 guests, a wet-weather contingency is essential. For gatherings exceeding 40 guests, celebrations would need to take place within the marquee.

The celebration can continue into the early hours, with dancing until 1.00am and last orders served at 12.30am. We kindly ask that carriages for guests not staying at the house depart by 1.00am

We are not legally licensed, but couples may enjoy a celebrant-led ceremony anywhere within the grounds. Legal paperwork is completed separately at a local registry office.

Fireworks and Chinese lanterns are not permitted at Coombe End Manor.Sparklers and flares are welcome for outdoor celebrations, provided suitable containers of water or sand are supplied for safe disposal.

One well-behaved dog is permitted in the Manor House, subject to an additional dog fee of £50 per night and a refundable deposit of £2,000.

Confetti is very welcome at Coombe End Manor; however, we kindly ask that only dried flower petals or fully biodegradable options are used to protect the grounds.

The Club Room – Our largest indoor space, ideal for larger gatherings. Capacity: Up to 60 guests standing. The Banquet Hall – A characterful dining space. Capacity: Seats 22 guests as a standard or 45 with hire furniture brought in (at clients own cost) for formal dining and can host up to 60 standing for a drinks reception. The Drawing Room – A more intimate setting, well-suited for social gatherings or smaller receptions. Capacity: Up to 40 guests standing. The Outdoor Dining Area – A beautiful al fresco option. Capacity: Seats 22 guests. The Garden has various open scenic spaces for larger groups - If you wish to erect a marquee with one of our preferred suppliers, we can accommodate up to 250 guests for an additional fee. Glamping for up to 20 tents can also be arranged through an external glamping company (ground rent: £3,000 + VAT). Please note: non-resident guests do not have access to the main house, pool, or spa.

If you wish to extend your stay, additional days of exclusive use can be arranged, including meals and dedicated staffing. Please speak with our Events Manager for further details and availability.

The manor house accommodates up to 22 guests across 13 bedrooms. For wedding celebrations, we can host up to 150 guests on the wedding day.

As a historic manor house, Coombe End Manor does not offer step-free access, and there are a number of stairs and level changes throughout the property. Please contact our team to discuss any specific accessibility requirements.

To secure your date, a non-refundable deposit of 33% of the booking value is required upon booking. A further 33% is payable three months prior to the event, with the remaining balance due four weeks before your arrival.

As part of your booking, a House Deposit of £5,000 will be required as security against any property damage and outstanding bar charges. This will be invoiced alongside your final staged payment prior to your stay and refunded following your departure, subject to the terms and conditions of your booking.
